Client, who is disabled, is in need of assistance with filing a quiet title action based on adverse possession for the property in which he resides with his disabled brother. Client’s mother lives nearby and handles their affairs for them. The adverse possession claim began in 1990, when the record owner died and a family friend remained in the property. This friend “sold” the property to client’s mother, who maintained possession of the property until 1995, when client and his brother moved in. The property is up for tax sale due to delinquent real estate taxes.
